Homes for every job. The states that added the most jobs permitted the fewest homes for each one.

Review No. 6 counted the permits. This one sets them against the demand they serve: the jobs a state has added since February 2020. Texas permitted one home for each new job, Illinois more than four and a half, and the 12 big states together permitted 1.3.

The argument in one paragraph

The five states that added the most jobs, Texas, Florida, North Carolina, Arizona and Tennessee, hold of the -state job gain and permitted homes for each job. The four with the weakest job growth, California, Ohio, New York and Illinois, permitted . Illinois is the extreme: permits for every job it added. In the last the picture split again: Florida permitted homes per job added and . A permit is not a household, so the ratio is a pressure gauge, not a vacancy forecast. Underwrite a market against its own jobs, not against the national average.

Part 1 · The jobs

Five states hold 72 % of the 12-state job gain since February 2020, and four have added less than 4 %.

Housing follows people, and people follow work. The Bureau of Labor Statistics counts payroll jobs by state every month. We took the of all employees on nonfarm payrolls, seasonally adjusted, and compared September 2026 with February the last month before the pandemic cut. The states have more jobs than then.

The gain is concentrated. Texas added , Florida and North Carolina . Together Texas and Florida account for of the -state gain. At the other end, Illinois has more jobs than in February Огайо and New York , each under .

The three groups below split the states by that growth. Tap a bar for the states and the homes permitted against their jobs.

Texas, Florida, North Carolina, Arizona, Tennessee. 5 states, 3.47 million jobs added, 72 % of the 12-state gain. They authorized 3.97 million homes: 1.14 per job, and 1.00 in Texas.

Payroll jobs, all employees, total nonfarm, seasonally adjusted, 12 states, September 2026 against February 2020; homes authorized by building permit, March 2020 to September 2026; grouped and counted by Реалист.

Two cautions. Payroll jobs are counted where the employer is, not where the worker lives, and a state can add jobs held by people who live next door. And a job is not a household: a household may have two earners, or none on payroll.

The groups show who added jobs. The ratio shows how many homes were authorized for them.

Part 2 · The ratio

Texas permitted one home for each job it added. Illinois permitted 4.6, Ohio 2.5.

Add up the homes authorized by permit from March 2020 to September 2026 and divide by the jobs added in the same period. The result runs from in Texas to in Illinois. Florida is at , North Carolina , Arizona and Tennessee . Washington and New York are both at , Colorado at and Ohio at . The median state is , и together are at .

Switch the view. By job growth since February 2020 the order is nearly the reverse: Texas, Florida and North Carolina lead, Illinois is last. By the last , leads at and Georgia is at . Job growth has slowed everywhere: the states added jobs in the last , against about a year on average since February 2020.

Over the same last the states authorized homes, per job added. Florida stands out at and Colorado at ; California is the only state under one, at .

4.58 homes permitted for each job added since Mar 2020

Illinois has 6,164,500 payroll jobs, 26,800 more than in February 2020 (+0.4 %), and authorized 122,639 homes from March 2020: 4.58 per job added. In the last 12 months jobs changed +0.2 % (+13,800) and 18,607 homes were authorized: 1.35 per job added.

What a high ratio does and does not say. It says the pipeline is long compared with the jobs behind it. It does not say the homes are vacant: people move in without a new local job, retirees and remote workers count in no payroll, and some permits are never built or replace homes torn down. We did not measure those. For an apartment lender, a high ratio is a reason to read the submarket rents and the supply under construction before closing, not a verdict.

A ratio is a total. The paths show when each state’s jobs came.

Part 3 · The paths

Every state is above its February 2020 level, and the gap between Texas at 112 and Illinois at 100 is the story of the cycle.

The chart shows each state’s payroll jobs with February 2020 set to . All fell in April New York the furthest, to . All are back above . Texas is at , Florida , North Carolina and Arizona . Illinois is at , New York and Ohio : after six and a half years their payrolls are about where they started.

Pick a state to bring its line forward against the grey of the other . The Sun Belt lines climb through 2021 and 2022 and keep rising more slowly; the Illinois, Ohio and New York lines run close to flat.

+11.6 % jobs against February 2020 (1,503,200 more), +1.1 % in the last 12 months, and 1.00 homes permitted per job added since March 2020.

Bureau of Labor Statistics payroll jobs, all employees, total nonfarm, seasonally adjusted, rebased by Реалист to February 2020 = 100.

For a lender or a buyer the point is the match between supply and demand at the date of the underwriting. A building in Texas faces jobs that grew roughly as fast as homes were authorized. A building in Illinois or Ohio faces many homes authorized against few new jobs. The right check is the metro, not the state.

Что с этим делать

If you lend on or buy apartment buildings: read supply against the jobs behind it, state by state and then metro by metro, and read it again at the date of closing. A national average would hide both Texas and Illinois.

Реалист reads the credit file of a property loan, the offering memorandum, rent roll, operating statement and collateral, and returns the issues and the questions for the borrower. The review can set a deal’s submarket assumptions against the jobs and supply picture of its state, so the check is the same for the 200th loan as for the first.
