What The PM can do on a building like these
It can answer every renter inquiry within minutes, day or night, with the rent, the move in date, the concession and two tour times, and put the tour on the leasing calendar.
It can draft a reply to every review of a community for the operator to approve.
It can follow each work order through the vendor, the check of the work and the invoice.
It can collect rent and prepare the month close.
"Can" means it is built and running today. It is not a case study or a promise of results.
An illustrative example (not a client result, your numbers will differ)
Assumptions, all ours and not reported by SteeleHarbour: the 3,930 units above, 50 percent of units turn each year, an average rent of $1,800 a month, and an operator that today takes on average 3 more days than necessary to fill a unit after a move out because inquiries wait for an answer.
If The PM answered inquiries fast enough to remove those 3 days: 3,930 x 50 percent = 1,965 turns a year; 1,965 x 3 days = 5,895 vacant days; 5,895 x $60 a day ($1,800 / 30) = $353,700 of rent a year across the 13 investments.
Change any assumption and the figure moves in proportion: at 2 days it is $235,800, at 4 days it is $471,600. The point of the example is the arithmetic, not the result. Your operators' actual turn rate, rent and days to fill would replace ours.
